A huge garden bordered by tall oaks surrounds the house. Opposite the front of the house is a hexagonal swimming pool (nineteen meters by eight), a summerhouse, tables, chairs, barbecue and everything for enjoying summer days outdoors.
Just beside the garden is a golf driving range, for the house sole use.

The front door opens to a magnificent living room which provides many different corners: in one there is a billiard table; in another, comfortable modern armchairs; finally the enormous fireplace and sitting area (which is especially appreciated for holidays in the cooler weather). These areas, at the far end, open out into the dining room.
A door in the dining area leads on into a hallway through which there is access to bathroom with toilet, to kitchen and to ironing room. The kitchen is large and well equipped; it has a door to the outside and overlooks the garden and surrounding fields.
On the upper floor, reached by a wooden stairs that ascend from the living room, there is the library (with satellite television) and a large, very pleasant, breakfast room. These interconnect by passageways without doors, an architectural feature which enhances the convivial atmosphere of the house. Around these two central rooms are found the six bedrooms of the house: four are furnished with a double bed and two with two single beds. Four bathrooms and a large terrace complete the upper floor.

Casa Sellate is equidistant from the two airports of Pisa and Firenze. Pisa and Firenze are each about an hour by car, whilst the third city of our area, Siena, can be reached in three quarters of an hour. The sea is forty minutes away. Besides Volterra, on the hills closer to home are, San Gimignano, Colle Val d’Elsa, Monteriggioni, Massa Marittima and other richly-endowed, Tuscan towns.

The large living room on the ground floor provides many different corners: a billiard table, confortable modern armchairs, a huge fire place with sitting area expecially apreciated for holidays in the cooler weather, a nice corner with French lit bateaux.
Upstairs the living room is provided with two sofas, satellite TV, library.

Dining Room Details

The elegant dining room contains an antique walnut hand-made banquet table for 16. At guests' disposal there is rich tableware.

Kitchen Details

The bright kitchen downstairs is provided with a marble working surface and central gas cooker (5 rings) with adjoining solid wood table. It is decorated with old copperware.

Swimming pool (only summer season), private golf driving range, biking (6 bikes provided), pool table, satellite TV, DVD player, Hi-Fi.
Nearby there are Riding School, Bike and Quad Rental.

Outside Details

In the front or in the back garden you can lay and relax in the sun or in the shade of trees or gazebo. All around the silence and the voices of a uncontaminated nature: you are surrounded by 230 hectares of fields, hills and woods.
